We have successfully remediated all health and safety violations from the Board of health. Bringing a security team to the property and installing a robust surveillance system has made the property much safer. On April 15th Loop Investments received final confirmation that the loan at Park at Greenhill is not in default, approving the property and loan assumption.
Loop Investments has "accepted the challenge" to enter into a joint venture in order to stabilize a distressed 1000 unit portfolio in Indianapolis, Indiana owned by foreign investors. The current crime rate at the properties is the highest in the city and the property condition is under an immediate threat of being condemned by the board of heath and Fire department of Indianapolis. Due to the property's poor condition, it is in the process of foreclosure. Loop Investments was assigned by the limited partners to bring the property up to code and implement proper operations and best practices to prevent the foreclosure. The plan for the first quarter of 2020 is to address all the fire and health violations and take care of all major eye sores. They will also address the crime by increasing security and evicting residents with lease violations.
Loop Investments has acquired Huron View Apartments. The 168 unit property is located in Ypsilanti, just 15 minutes from Ann Arbor. The property has been neglected and has many city violations. Loop will be investing up to 1.4 million, not only to remove the violations but also to beautify the property and update the overall appearance.
In early 2019, Loop Investments purchased Huron View Apartments in Ypsilanti, Michigan. The property had been neglected and many residents were months behind on rent. With Eastern University less than a mile away, the potential for a flourishing property was evident. Understandably, in order to attract the college students and young professionals from the area, the property would need some serious rehab. The day Loop moved in the project began. The first item on the agenda was to re-brand the property as The Park at Riverwoods and make a change in management. For the next six months the site was hustling and bustling with contractors who gave the property a complete interior and exterior facelift. Over $800k was invested in the property to bring it up to speed. The property is now beautiful and has a steady flow of traffic each day. A "green project" was also put in place to completely update the lighting and toilets. Since completion, over 50% has saved on energy bills. We are grateful to see that within a short time our hard work and efforts have paid off, occupancy has increased from 78% to 97%.
Loop Investments secured a new loan of $24.7 million for its Midland portfolio at an interest rate of 3.84% with 3 years of interest only.
Loop Investments is pleased to announce that it has acquired The Fountains at Franklin senior and assisted living facility in Southfield, Michigan. The purchase price was $12 million. The Fountains is one of only a few communities in this large metropolitan market allowing residents the opportunity to age in-place without the concern of a potential relocation if health deteriorates. The facility is a three-story building containing 345 units. Management services are provided by Presbyterian Villages of Michigan, a local premier senior living provider with over 70 years of experience in independent living, assisted living, skilled nursing care, respite care, and community based services. Loop plans to improve curb appeal, as well as add more services, through a large capital investment along with strong local operational experience.
Loop Investments is pleased to announce it has acquired an exceptional multifamily residential portfolio in Midland, Michigan. This portfolio consists of three individual apartment communities, with a total of 449 units, located within minutes from each other. The purchase price for Robin Oaks, Mulberry Lane, and Perrine Pointe was $24 million. The three assets average 95% occupancy. There are many competitive advantages, one major advantage being proximity to major employers such as DOW Chemical, Mid-Michigan Health, and Northwood University. Loop plans on investing $1 million in unit rehab as well as some common area improvements. There is an upside potential through an $800k planned capital improvement plan.
Loop investment announces the refinancing of Solaire Adult Active Community. It was acquired in 2015 for under market value. Hands-on management, along with rent increases and water reimbursements, added 20%+ to the Net Operating Income (NOI). The Department of Housing and Urban Development (HUD) loan was finalized during December 2017 at an appraised value of $34,750,000, representing a multiple of over four on the equity in less than three years.
